My Passion

Why first-time buyers matter to me

Through my own kids, the Venice High boosters and my work around the Venice community, I've seen how hard it is for young people to buy that first home. Where other lenders say "come back later," I work with you to get ready, sometimes over months or even years: building your credit, managing a budget and setting goals, so you're ready when the time comes.

First-time buyer FAQs

I'm not sure I'm ready to buy. Should I wait?

You don't have to figure that out alone. I work with first-time buyers at every stage, sometimes over months or even years, on building credit, managing a budget and setting goals so you're ready when the time comes. Start with a conversation or a pre-application and we'll map out your next steps.

Will checking what I qualify for hurt my credit?

I can start with a soft credit pull, which does not affect your credit score, to give you an accurate picture of what you may qualify for. A full loan application typically includes a hard credit inquiry, and I'll let you know before that happens.

How much do I need for a down payment?

It depends on the loan program, your credit and your goals. Some programs allow a smaller down payment than people expect, and down payment assistance programs may be available if you qualify. We'll review your options together.

Are there loan programs for first-time buyers?

Yes. FHA loans are widely used by first-time buyers because of their more flexible credit guidelines, and I work with multiple down payment assistance programs. Conventional loans can also be a good fit. Eligibility varies by program.

What documents will I need?

Commonly requested items include a photo ID, recent pay stubs, W-2s and tax returns (usually the last two years) and recent bank statements. See the First-Time Homeowner Guide for the full checklist; I'll give you a list that fits your situation.

"Sherry thank you so much for helping me to obtain my first home. I don't know what I am going to do now that we don't talk so much. I will tell everyone I know how great it was to work with you."
