First-Time Homeowner Guide
What the road usually looks like, so nothing catches you off guard.
The steps
- Let's talk: We'll go over your goals, your budget and your timeline. No pressure, just a plan.
- Get pre-qualified: Start your pre-application online. I can start with a soft credit pull to give you an accurate scope of what you may qualify for.
- Gather your documents: Having your paperwork ready early keeps things moving.
- Shop with your real estate agent: Look at homes that fit your budget, not just your wish list.
- Make an offer and apply: Once your offer is accepted, we complete your loan application and you'll receive your loan disclosures to review.
- Appraisal, inspections and insurance: The lender orders an appraisal. In Florida, many insurance companies ask for a 4-point and wind mitigation inspection before quoting homeowners insurance. Ask about flood insurance too.
- Underwriting: An underwriter reviews your file and may ask for a few more items. Quick answers keep your closing on track. Upload them through your secure portal.
- Closing: You'll get your Closing Disclosure before closing day. Review it, ask questions, then sign and get your keys.
- After you move in: If it's your primary residence, look into Florida's homestead exemption. The application deadline is March 1.
